On behalf of Manor Oak Homes, ARP has been at the heart of the promotion of approximately 43.6ha of land on the southern edge of Northampton since early 2018.

Over this period the site has been consistently promoted towards firstly the emerging South Northampton Local Plan Part 2 and latterly the replacement West Northampton Local Plan (adoption expected earliest late 2025) for a total of 900 homes.

It is on this basis that ARP and Manor Oak Homes have worked closely with policy and development management officers to develop two schemes capable of being supported by the Council. which went  live in August 2024 – It involves a  850-home urban extension, to provide the critical mass to support a new school, shops, a community centre, and a new bus route providing regular services to Northampton town centre. Additionally, it will introduce a new network of walking and cycling routes connecting the site to the neighbouring communities of Grange Park and Quinton as well as significant new employment opportunities to the west and the nearby secondary school to the north.  

This latest application is being twin-tracked with the continued promotion of the site towards the emerging Local Plan, where it was identified as a potential direction for growth in the initial Spatial Options document. Whilst not selected as a preferred allocation in the initial draft of the plan it is anticipated that further work will need to be undertaken by the Council towards meeting housing need as the local policy picture evolves.
